Hello,

I am currently looking to invest in Jamestown, NY.  I am looking at several properties that are in the 50 - 60k range.  The issue that I am encountering with the banks in the area is that with 25% down, banks aren't interested in the small loans.  Due to the Dodd Frank Act originating those loans are too high cost for them, so many banks have a minimum lending threshold of 50k.  Can anyone point me in the right direction of where to seek financing for a small commercial loan?  Is there a such thing as a commercial loan broker?
