My target ROI numbers - realistic?
My goal is to invest the least possible to get the greatest annual ROI.
The formula looks something like =(NOI + Debt Paydown ) / (Down payment + closing costs)
| Hassle factor | Target ROI+ROE | Description |
| XS | 25% | Desirable neighborhood, no fixing required |
| S | 30% | Good neighborhood, minor touching up |
| M | 50% | Average neighborhood, some repair required |
| L | 80% | Poor neighborhood, bad tenants, structural dmg |
I'm curious if others have similar breakdowns, and if my targets are in line with yours.
