I'm a bit new to BP and haven't spent a lot of time reading through the forums yet, so not sure how far out there this question is going to be.

Are there any wholesalers/flippers or any combination thereof out there who will work with buyers/investors looking for properties on the cheap?  For instance, say I want to move to Jacksonville, I don't really know the area that well yet and don't want to do the renovations myself on the house that we will first live in when we move to the area.  Is there anyone out there with the resources to find great deals and renovate them that would work with me to find what I'm looking for, partner on the buy and flip using my financing, with the deal being that they get to make a profit by finding a below market property as well as their role in overseeing the rehab, while I (the investor/buyer) get a below market house renovated to my general specifications in return for providing the financing and a guaranteed buyer?

Just curious as this is an idea that popped into my head.  We are looking to get into buy and hold investing and want our first house in the area to be our future first rental property.  Can't think of a better way to jump start us on achieving our investment goals and learning the area than by working with someone in this manner on our first buy.  Is this done?  What are the benefits/drawbacks?
