Dear BP family, 

I have a difficult decision to make and would like your opinion.

Decision: I'm looking to move to Pasadena, CA in June. Should I buy or should I rent?

Background:

  • I love Pasadena! I regretted moving away few years ago and would love to move back.
  • For a 1-bed apartment, the rent is ~$1900
  • To purchase a 1-bed condo with FHA, the downpay+closing is ~ $15,000; monthly payment is ~ $2300 (including PITI, PMI & HOA)
  • My investment goal is to purchase 1 property a year, which is why I don't want to put 20% for a primary residence
  • A multi-unit in Pasadena is out of reach for me. I don't have enough for 20% down. And the rents are not high enough to qualify for multi-unit FHA

Options:

  • Buy a condo in Pasadena with FHA. Hold on to the rest of my cash in case an investment opportunity comes up later 2016.
  • Rent in Pasadena. Purchase a multi-family as "primary residence" somewhere the numbers make sense.
  • Others (please advise).

Fay Chen that is the same dilemma we are in. We are very set on living in a specific area of west LA, so buying is almost out of the question for now. A couple of years ago we bought a house in Palm Springs and we rent it as a vacation rental, and we rent here in LA. It is working out well. Obviously it is better to buy, and house hacking is a great way to do that, but when you have such a limited area it makes it hard. If you can expand your search FHA owner occupied multi is a great way to start.

    @Lee L., I saw a condo once with a $700 special assessment...ouch! 

    I have heard some interesting rumors about Chinese investors in the SGV. A few years back, there was a change in leadership. So a lot of rich business ppl & high government officials wanted to move money out of China before the political change. A lot of them were buying homes and sending their kids to US and Canada. It'll be a way out if they get in trouble under the new leadership.

    Not surprisingly, the new leader started an anti-corruption campaign soon after he took office. So a lot of the rich ppl who were too late to leave are trapped. And China realizes its losing a lot of money to investments out of the country, so it started to restrict how much its citizens can withdraw out of the country. It's just part of the plan to keep the money in China and control the Yuan.

    Hence, there are speculations that the SoCal market, specially purchases in SGV area, will slow down due to less money coming from China. I kinda like the theory, but remain skeptical. I'll believe it when I see it.

    Hahaha....well, trust me, my ability to live by the beach is completely dependent on the fact that I rent instead of buy ;)

    Hello @Fay Chen, I know this is 9 month old but any updates what you ended up doing?

    I've been looking into South Pasadena market for multi income and use the 1031 exchange with my current duplex in Highland Park.  Although I come to LOVE my first duplex and rehabbed it over the years the market appreciation has been crazy here.  Honestly, I'm torn between 1031 vs hold it and use the home equity to buy another income property at a different location maybe out of state as well.  But I love South Pasadena it's truly like a getaway neighborhood.

    @Michael Choi, thanks for checking up. I'm actually in escrow of a SFR in El Sereno, Los Angeles! I call it "South Pasadena's armpit." Hehehehe... It's a SFR for 500K with 40K of rehab. Then I should be able to live in the master suite and rent out 2 rooms for $1000 each. If all goes according to plan. It'll only cost me $200/mon to live in the place :D

    If you want to sell in LA, this is a pretty fantastic time for it, especially in Highland Park. Are you managing your duplex from Japan?!

    Fay Chen congrats on the home !! Michael Choi south Pasadena is amazing, I equally love, live, and work in Pasadena and South Pasadena. Where is your duplex in Highland Park?

    @Fay Chen Awesome and congratulation!  SP's armpit lol.  I've been looking at El Sereno as well, do you think it's the next HP?

    I've been back from Japan and living in one of the units with my family.  My second unit came vacant and I got very lucky renting it out to a nice couple who not only take cares of the house like they own it, the husband does gardening for hobby and turned my backyard like a front cover of House and Garden Magazine :D (it was all dirt before).  We are now good friends almost feels like part of the family which is another reason making it difficult for me to consider selling, lol.  One time he told me that the only way he will move out is when he is in the body bag xD.

    Do you go to any REI meetups you can recommend?

    @Nabil Suleiman my house is located on North of York and my cross street is Fig.

    @Michael Choi, you are so lucky! Only if we can clone your tenant... I wouldn't move out either. It's so hard to find good tenants or good neighbors. You got a super combo deal!

    I don't know if El Sereno will be like HP, but I like its location a lot. Geographically, it's cornered by SoPa & Alhambra. A 1300sf house in Alhambra ~ 600K, in SoPa ~900K. In El Sereno, it's only 500K. It may not make sense as a flip, but the numbers work out for me because:

    • it's close to work (DTLA)
    • the neighborhood is very safe
    • It's easy to rent out rooms (close to Cal State LA, USC health science campus & DTLA)
    • I'm only putting down 5% and the monthly expenses will be very low

    If it appreciates, that'll just be an added bonus.

    @Michael Choi Nice. Well I have clients that have been looking at multifamily in highland park, but they won't be ready to purchase for another month or so, they are finishing up repairs on their home before I put it up for sale, so if your timeline is not immediate, they may be looking toward the end of the year. ether way its great area and still growing. 

    @Fay Chen Ive had a few friends buy out there and they enjoy it. Very close to Pasadena as a few of them work out here. Its central, but how do you feel about business/ restaurant/ shopping etc in that are currently. Its not somewhere I dabble very much

    @Nabil Suleiman, I don't think many ppl dabble in El Sereno much. Hahaha. The restaurant/shopping in El Sereno could use some gentrification. Where I use to live in Pasadena and where I live now in Alhambra are both within walking distance to restaurants, cafe's, shops and organic markets. So a lot of ppl walked everywhere. There are a lot of Mexican restaurants in El Sereno, but it lacks other options. I'll just have to drive to most places instead. Since it's about 10 min drive to most places, it shouldn't be too much of a hassle. It's definitely more of a family town.

    @Fay Chen Over the weekend I talked to my neighbor who is a contractor and 'buy and hold investor' who owns over 10 multi units in Los Angeles and few out of states as well.  I would say he is quite savvy investor and according to him, he guarantees that El Sereno is going to be the next HP.  All the things you mentioned about ES he pretty much said the same thing plus due to rising cost of HP people are boiling over to ES.  He thinks ES will gentrify sooner than Boyle Heights and just bought a triplex all cash.  I think you made a great move!

    As for retail scene in ES, HP was kinda like that three years ago especially on Fig.  Now it's totally gentrified and shocked how fast investors and entrepreneurs moved in, crazy.

    Now I'm trying to convince my neighbor to be my mentor lol.

    @Nabil Suleiman I'm still playing around with the idea of selling but not 100% sure.  I plan to either refinance and use the money to purchase another multi or use 1031 to purchase 4-plex in South Pasadena or other location where the numbers makes sense.  But if there's any chance I decide to sell I'll let you know : ).

    @Fay Chen @Michael Choi sounds like El Sereno for the win. Rumor has it 1031 may be at risk of changing http://www.1031taxreform.com

    I look at multi families regularly in Pasadena and South Pasadena, its my dream investing area, working my way up to it, and I hope you make it out here!

    I did look at one but it's all one bedroom/one bath right? I'm looking for up to 4 units and minimum 2 bedrooms for my family.

    Congrats Faye! I think you stopped by my house in Glendale at one point to talk RE ... was bummed for you when I later found out you were struggling with property out of state (I hope that got resolved BTW) and am glad to hear that you have now purchased locally, even if not in your first choice location. Something you can afford to hold and can put some sweat equity into is a winning combo, and it sounds like that's what you got, and centrally located to boot!

    @David Faulkner, yes I did check out your Glendale house. I remember you told me that when you bought the Glendale house, it was a B- neighborhood. Now it's where everyone wants to live! That's one of the main reasons I started to look outside of Pasadena. And I found a place that's safe and affordable. Maybe it's not as trendy or walkable, but it may be in 5 years after it's gentrified. I hope my new house can turnout like your Glendale house one day. Thank you so much for showing me a whole lot more options!

    Now I'm in the phase of trying to fix up my little ugly duckling. That'll be another exiting phase! :D

    @David Faulkner, oh I still have the TX duplex. After the water damage, I had my first eviction! Hahahaha... Now both sides are filled with good tenants. I see it as a cheap lesson, and I'm hanging on to it!

    Hi guys! I'm very new to the real estate subject and have been following this thread because I live in SGV and find the discussion to be very interesting. I have a healthcare degree and make over 100k/yr with my current job. I know there's all these methods of 0% down but I hope to spend the next 3-5 years building wealth / down payment. And then I will decide from there if I want to rent out my current townhouse (or sell) and buy another property as my family grows.

    My goal is to invest in some SFR or duplex properties to build passive income through rent in the next 30 years. But have no idea where to start! I love my career and don't plan to do real estate full time. But I hope to spend my spare time to learn as much as I can about real estate. Can someone point me to a good place to start my real estate education? I was looking at East LA City College classes and some online classes (Allied?) Appreciate the SGV love!

    @Terrance Yu, I learned a lot from BP and meetups. Then I analyzed deals everyday. Sometimes more than one a day. Just pulling stuff off MLS and run numbers on them. The numbers don't work most of the time. Then I'll brainstorm creative ways to make it work with a solid backup plan. If it works out, I make an offer. If not, I pass.

    I don't think I have enough education before I jumped in. That's just my personality. Everyone learns differently. I like to learn by doing. Let me know what you think about the classes. Best of luck!

    @Fay Chen Thank you for your reply. I think I'll need to spend more time here at BP! haha. Which calculators do you use? I'm not ready to plunge in and pay for the BP membership yet. Let me know if you have any recommended free resources. Appreciate the help!

    @Terrance Yu, I use my own spreadsheet and databases for my properties. I tried the free calculator too. I think you get 5 calcs free. It's pretty good, much fancier than mine. But I'm glad I built my own. Through building it, I got a pretty good understanding of where the numbers come from and how they work. So i would suggest building your own and running it against the BP calculator to check. 

    I also listen to audio books. I've made a list of books recommended in the podcast. If I can find the full version on youtube, I convert it into mp3 and listen on my commute to work. I think BP offers free books too.
