Look into getting with a lender that does portfolio lending. Usually a smaller local bank will be able to accommodate you

All the smaller banks in this area require minimum $50,000 mortgage...

I recently did it with ENG and did not have a positive experience. I will use them as a last resort.

@Erick Caffarello Reach out to @Jerry Padilla , he can do mortgages as low as $10k. Great guy and company. I have used his services for a good amount of properties.
