Advice in Ft Wayne

I own a duplex in Ft Wayne but live in Texas. Everything is going very smooth but due to a high interest rate from 2005, I am only cash flowing $100/mo. I am debating on whether I should try to refinance and get cash flow to around $500/mo or try to sell and invest the profit closer to home in Texas. I welcome any advice on things to consider and how the market is up there.
