Wholesaling a shortsale

Hello BP! Here's the situation, I have a very motivated seller who inherited a property and they said there behind on payments almost a year! ARV is around 90k and they owe 44k left on the mortgage. Property is in horrible condition! But they only want 10K for the property. Would this be a short sale situation? Would I still be able to wholesale the property for the 10k due to the horrible conditions the MAO is estimated around 10k
