How to sell Attached Homes -- HOA required? Atlanta area

Hi, one option for me is to construct 3-4 attached townhomes on my property. However, living in Atlanta, I've never seen attached townhomes outside of a HOA setting, where a large builder has developed a large number of properties.

On TV, of course, I see lots of attached homes for sale up north. 

Are there other types of common property ways to set up the property. Seems silly for 3-4 townhomes to have a HOA. But someone will need to cut the grass.

Can someone explain how people with attached homes share the wall, the grass, etc.

Sorry if this is a dumb question... I just have no experience with it.
