Getting Foreclosure Listings

I have a great desire to start my own Real Estate Agency. I see a few Brokers just making a killing because they have the contracts to list the foreclosures. When I ask how and where do I sign up to list, they tell me honestly they won't help me because I'm future competition. I hear all kinds of different things: 1.You have to sign up with the asset management companies, HUD, Fannie Mae, Freddie Mac, local banks, etc... 2. It helps if you are a minority(ex: woman, black, gay) 3. You have to have enough money to take care of repairs until you are reimbursed. What is true and what is false? Are these webinars that lure you in and then tell you they can get you the answers and get you registered at a cost, legit? I just need someone that is just willing to truthfully answer my questions. Thanks.
