should I sell or keep my investment property ?

Hey everyone, I am a new investor and my 1 property that I purchased last year through a turnkey company out in Lubbock,Texas new construction. I am an out state investor which makes it a little bit challenging, I am sure some of you are experienced and have delt with this type of situations before. To make long story short its not performing and it has not been performing right ever since the finished project, the tenant was placed 3 months after it was completed, had to lower the initial rent to drive traffic, PM placed a tenant which only lasted like 3 months, which never paid in full, and was always late. Tenant got evicted and I fired the PM, its going to be a year since I purchased the property now in march, I have been footing the bill since day one . The new PM is doing an excellent job advertising the property in the MLS which the other PM was not doing, but the house has been seating empty for a few months after the eviction.

My question is, how long should I wait, should I sell and get out of this market, keep it and hope for the best ?.                                 Any input will be really appreciated.
