Madison WI rental properties

I'm an investor from Los Angeles looking to buy rental properties in Madison.  Does anyone have experience there?  Looking near the university and downtown area.  Hoping to rent to students or furnished medium-term rental for nurses.  Madison seems much more affordable compared to my hometown.  Thoughts?
