Hey Fellow BPers,

After several years of researching I'm finally ready to jump into the real estate investment game. I've searched high and low on Realtor.com and Zillow for a good property between $30K and $200K in the South Florida market and found 1 Condo, 1 Townhome and 1 Single Family Home.

Since I don't have 20% cash to put down but great personal credit. How can I get the cash to do my first deal? Are there any first time buyer programs? should I put the first deal in my name or use my company (LLC)?
