Any experience with short sale property with a squatter??

House is ideal in location and outward appearance and asking price is well below market and seller is highly motivated. Obviously inside condition is largely unknown but reportedly the squatter has been in place for 2 years which makes me worried. Any experience with how difficult this situation could get and any recommendations? My inclination is to avoid like the plague but I also don't want to window shop a great opportunity!

Stop by the local biker bar. They should have some people who specialize in taking care of problems like this.
