My REI model is SFH rehab and resell. Looking to take on my next project and will have $20k free capital. Any suggestions or thoughts on this?

Thanks for the advice. I think a SFH rehab and resell is my best bet...but I was looking at strategies to buy two homes; one would be a live-in rehab, the other would be a 6-month rehab/resell. I do have plenty of W2 income and good credit. My risk tolerance is very high. Not afraid to take risk. The median home value where I live is about $115,000...

Where do you want to invest? As Joe said, in certain markets you can get property for a song. With 20K I would look for a rehab or flip until you can grow your free cash. If you already did one with success, why not copy it? Good luck!

I think that there are a lot of relevant factors that you need to consider. These include: What other resources do you have? Risk tolerance? Timeline? Do you need the capital back in a reasonable time? Credit score/W2 job? If you don't have any other resources behind you, like another 30k sitting in cash, I would NOT buy real estate, and would recommend that you don't buy it either. With that said, if I had 20k cash sitting around, I'd buy a smaller house, financed, in a city with good fundamentals.
