New construction cost per square foot?

Hey Everyone,

We’re looking at building a 70,000 Sqft building in central MA with 80 residential units. It’ll be 4 floors with an elevator and we plan to stick build with all electric utilities. Any idea what cost per square foot is running on these large buildings these days?

The numbers just barely work at $300k per Sqft but I’m hoping we can get economies scale and that is high.
