Funding for a down payment

Greetings, all,

I am seeking advice about creative ways to obtain funding for a down payment.  I am looking to do a cash-out refinance on my primary residence to use for a down payment on an investment property. But, for several reasons, it may not happen and I am not going to hold my breath on it.  I am hoping to obtain $40,000 to $60,000 for a down payment/a bit of reserves for this potential investment property.

Any advice would be very much appreciated.
