How would you structure this deal?
So how would you structure this? The seller has a property that is occupied by her stepmom. Her father passed and his drug addict wife is staying in the property. The seller sounds motivated and pretty much wants to get rid of the property, but doesn't want to deal with having to get her stepmom out. She pretty much wants to sell the house without being able to see it AND also occupied by her stepmom.
In my perfect world, I'd offer to take ownership of the property and handle the ejectment but only pay the seller my offer price once the property is vacant. When the property is vacant, I would deduct a portion of the cost incurred from the ejectment, only if it's much more than what I estimate. At least in this scenario, worst case is that I only lose money associated with the ejectment if the occupant never leaves vs. paying x amount for the house AND having an occupant that never leaves AND paying for an ejectment. If she leaves, then I'll pay what I offered. Anyhow, maybe it's better to just walk away- I just feel like she wants to get rid of it and want to see if there's something attractive that I can offer her.
