I have a FSBO who is offering their manufactured Fleetwood 1994 home for $10K. Other's in the area listed with agents are asking 17K - 20k. It's already passed Mobile Home Park sale inspection. It needs just carpet & paint about 5k. I have the cash & was thinking I could rent it out BUT because it depreciates how do you analyze whether it's going to be a good deal?
