BRRRR Calculator Issue

Hey Everyone,

First post on the Forums, been a Pro Member for about a month.

To begin I'd like to thank you guys for all the info you share daily it's very helpful for a Newbie like me.

Issue:

I was evaluating a property with the BRRRR Calculator this property will be a rental as is intended by the Calculator being used.

Now I'm not sure if I'm overlooking something or not but when I filled out the calculator I noticed some info was a bit off. My loan needs to include the repair value in it. I only see an option for the purchase value. Now if I add the purchase value and repair and enter it in the total I get a better idea of what my actual loan will be. Here's the big issue I noticed I sent a PDF to a partner I'm bringing on board and it shows total purchase price that much more expensive. is there an option to include the repairs in the loan so the pdf will read it correctly?
