Hello BiggerPocketeers!
In an effort to clean up the forums, we're creating an FAQ Forum, where the most-asked questions will be prominently featured, along with some really great answers.
I need your help!
Please take a moment to give me your very best answer to the question: Should I get my real estate license? Other variations of this question are What are the pros and cons of getting my license? and Do I need a license to invest in real estate?
Once I have some really great answers to this question, I will create a new thread in the new FAQ forum, and through the magic of computers, make it appear as though these amazing answers all came in order. So please give me your best answers to this very frequently asked question!
Thank you!

Hello and welcome to this website! You currently do not need a license to buy and sell real estate. If you have the time and the money and convenient to you I would say to do it for the education and for possible income from other people. I held a broker license in Texas for about 30 years and closed a few deals for friends. I have noticed that license holders tend to say "yes" and the others say "no". Yeah you might be able to save some money buying and selling your investments but that interferes with income production in investments. It also depends on your honesty and what you might be accountable for as a licensee. As a license holder I saw and heard of many things that would cost you your license and knowing what the state laws are when you are not acting as an Agent.. Anytime money is involved you are suceptable to having to hold those license laws and people that will easily violate them. What it boils down to is the time and money versus honesty. The education and networking possibilities make it worth your money. In Texas, we had to take an "update" class that took up 2 full days and costed $500 to renew your license with the state and about $100 for the class.
Yes, you should get a real estate license. The pros will be the financial success, you will have work freedom and you will surely get the happiness, which comes from providing great real estate experience to clients. If you are interested in investing then go for property investor training course.
