I have a dream... lenders lend.

California dreamin'? Do CA lenders exist for first time buyer/investor? We've (the wife and I), been trying to find lenders in California to help us start our REI career. What are ways to approach a lender and dissuade them from the stigma of, "first time buyer/investor" and help us with funds?

Sinopsis:

1. 720 credit score

2. $0 in reserves

3. $20K DP

4. Work for BNSF; railroad conductor

5. Need a home for family

6. Need to get out of “rat-race” ASAP

7. Oh, and I live in Southern California

@Jose Guzman Welcome! If you are buying a home to owner Occupy the home this is an easy one. Do you have a local Credit Union? Try a mortgage broker. You are an easy fist time home buyer so unless there are other issues like 1 month on the job you are good to go for owner occupy home. @Chris Mason can help I would think.
