What kinds of mortgage do I have to use?

Hope you stay warm!
I just have a quick question about the loan.
Me and my friend established LLC together and our next step is to get the pre-approval (no property under our belt currently).
Our first goal is to buy duplex.
In this case, can you guys share what kinds of mortgage do we have to use?
(commercial loan? conventional loan? joint mortgage?)
we are looking for some creative ways!
