New Realtor looking for “investor friendly” Broker

I'm preparing now for my Realtor exam. I primarily want to be an investor in Rental properties. If I really just want access to the MLS and to represent myself in Deals, what would my relationship with a broker look like?

Do They typically require a yearly fee? Or a percentage of any transactions I conduct?

@Karri Dick   While it is not low cost I would suggest you look at KW.  Mindset for many is half the battle and you can get it with KW.  KW wrote the books on investing like Millionaire Real Estate Agent, Millionaire Real Estate Investor, FLIP, HOLD.  Lots of KW investor agents to network with and get you on the right path to growth.
