DM/PM on social media as lead generation

Hi everyone!  I am a realtor, and I want to start lead generating by sending out personal messages on Instagram and Facebook to investors, offering my services for free.  I got this idea from Gary Vaynerchuk, and wanted to share the idea in hopes that it helps other realtors. The approach will be to do things for them.  For example "Hi investor, my name is Patrick.  I would love to help you find comps for properties you have an eye on... Or, I would love to provide you information on what homes rent for in areas you are interested in... Or, I would love to hold an open house for any properties you are currently trying to sell or have coming up free of charge.. etc., etc."  What other other services could I offer in this context that would benefit an investor?
