Florida - Gainesville or Ocala For Investment

Hi! I'm looking to purchase a SFH for around $110-$120 in Gainesville or Ocala for cash flow. I'd only be interested in light rehab (paint, flooring, etc.).

I've read a lot about these areas but wondering if anyone has advice on these cities. I know Gainesville has been building apartments rapidly which may not be good news for lower SFH landlords. Any thoughts?
