Managing Remote investments

Thought I would ask all you experienced investors and experts on ideas on how you manage RE investments remotely? There is a lot that requires to maintain a RE investment - maintaining the building, handling issues like water leaks, tenant screening and management, yard maintenance .. the list goes on. I would love to hear from you on how you guys handle this and what would you recommend to someone who is still a newbie in this world of investment.

In our experience & opinion, your success will depend on the property class, your PM experience and your organization & detail skills:

Class A - fairly easy to self-manage remotely if you get a quality tenant

Class B - tougher to manage and find a quality tenant, but still doable

Class C - you better know what you are doing or you will lose your a$$

Class D - most local DIY investors can't succeed, so highly unlikely to do succcessfully remotely
