Typical Interest Rates for June 2021

What are the typical interest rates for investors today?  I was talking with an mortgage lender who was suggested to me but the rate I am being provide is 5.25% with 20% down.  That just seems high to me but wanted to check with others.  My credit score is between 790 - 800 as well.

Is this conventional? I know on the private side rates have been going down and on the conventional side they have been going up. I would shop around I think you can beat that rate.
