Driving for Dollars (All Cash offer or Nothing?)

Hello Everyone,

My partner and I are looking to change our investment strategy and begin driving for dollars. For those of you who are experienced in this strategy, have you been able to close deals without doing an all cash offer?

I have been driving for dollars for the past few months and am currently in negotiations with 2 sellers, both who are considering seller financing.  Though it would be a lot easier to close if you made an all cash offer, it is by no means required in order to get the deal, just get creative and find a solution that works for both you and the potential seller.
