New to real estate investing

My wife and I are new to the investment side of real estate we have bought and sold two houses we lived in we sold recently because of the rise in the market but are now renting.

We are unsure if the next purchase should be our first investment property or should we focus first on getting back into a owner occupied home.

We’re planning and leaving the area and can’t quite find the right place for ourselves so selling seemed like the right idea so we weren’t stuck here when we found the right home but also we’re trying to capitalize on our return from the last house we lived in.

So, looking for advise on investing in a rental home or buying our live in house next?
