Oklahoma City surrounding areas FLOODING?

Hello,  

Any Oklahoma City (Yukon) investors that have had to deal with flood damage?  I'm looking into investing in Oklahoma City and surrounding areas like Yukon.  I understand there are inherent risks when owning property, but the more I research flooding in OK city, the more I see of a lot of flooding in the area.   I just Google Oklahoma City and floods and tons pops up.  I'm not from the area so I don't know.  

From what I understand, flood insurance is always a separate policy. Well, I want to make sure I factor that into my ROI if I purchase flood insurance. Because that alone can wipe out any profits and potentially put an investor in a loss position quickly.

@Nancy Nakamura. Yes I live in Yukon and I can’t remember a time that it flooded that bad to be worried about it. Mostly North of the town is in flood zones but it is also farmland and pastures. The actual housing additions are not In any flood zones.

Why Yukon May I ask?

If there is a deal in a flood zone the flood policy is soo cheap to me, it’s not a deal killer. I’ll still buy them all day just factor in the extra 20-50/mo for the policy. I have one in a flood zone and I still cash flow great. Don’t be too worried about it just run your numbers accordingly and find a great flood policy. I can refer some companies if to you of you want to Dm me.
