Newbie seeking stories about OPM

(This post is open for anyone's experiences, whether in land or RE)

I'm learning the ropes on land investing, and I'm seeking imput on starting up using OPM (other people's money). I have very little spare money of my own, and I'll need $3-5K to start in land. I've got these questions:

How much of your own money did you start with?

What doors opened unexpectedly which helped you? What doors did you knock on which actually opened?

If you started with little or nothing, how long did it take to acquire some assets to build your business?

Lastly, I'm needing information, but more importantly, I need to make relationships in this. That, I know, is the key. I'm glad this is here for us.
