Using other peoples money in Real Estate

Good evening my name is Robert and I am new to the real estate investing world. I do own my house just bought it year ago before i went down this path. Im wanting to see if there are others out there that have teamed up with other investors that had the money and went in on a deal and investor made interest off the deal till refinance could happen and the other partner did the leg work like finding tenants. I'm trying to not use banks if possible myself as my credit is nearly maxed because of the house. I'm looking for any advice or if anyone wants to reach out i'm up for that as well.
