Title Company or Real Estate Attorney

I have owned two homes but am new to real estate investing. I want to start wholesaling and eventually get into rentals.  Currently, I am stuck at using a title company or real estate attorney to close. In California a real estate attorney is not required BUT google always has a thousand answers. Which do you prefer and if possible, do you have a contact for them? Thank you!
