Should a new investor get their real estate license?

Question

Im new to BiggerPockets and I've been listening to BP podcasts for 2 months and want to start investing in real estate. I have alot of free time for the next 8 months because I just separated from the military but wife still has time left at her duty station. So if I have the time should I get my real estate license? Paying for the course is no problem but I want to know if getting the license is beneficial. Looking to invest in the Conroe/Houston area.

There are alot of factors that come into finding the right solution for you! I would recommend starting off by thinking very hard about what you want most out of your real estate journey. You will hear arguments for both sides but my personal opinion is no, unless you are going to actively use it and sell houses at a brokerage.

If you are just going to be an investor and use it for your own properties, I don't think it would be worth it.

It also gives you another hurdle to over come when talking with sellers and trying to get off market deals. It might scare some sellers off who are predisposed to the idea of a real estate agent which is why they are selling to an investor off market.

I don't think a license would hurt, but you need to pay for seat hours and then find a broker willing to take you on.  Then there'll be ongoing training.

As far as brokers taking you on, if you don't plan on making them much money and they're as responsible as you are for your bad acts as a broker - Why would he take you on?

Like above, what do you want to do and why do you think a license would help?
