Interested in Pursuing Wholesaling in the Middle Tennessee Area

Okay! Let's try this again...I accidentally deleted my near finished first post :(

Hello! My name is Gavin Lish and I'm a newbie real estate investor. I've been interested in real estate for about 2 years now and with my background in construction, I can't help but find myself surrounded by it. This is my first post on the BP forums and I honestly don't know what to expect from it. Mainly, due to the fact that I've yet to interact or read any posts (haha). However, I've recently developed an interest in wholesaling and I'm trying to better understand the whole process. Although, I find it increasingly hard to find good reliable content online from a source that I can trust. 

So, why wholesaling you might ask...? Well, I'm trying to find my niche and I've tried getting into rentals, and I've tried flipping in my area. Honestly, neither of them really lights me up inside...Sure, the passive(ish) income from rentals is a great stream to have (and I certainly will have one day), but I don't see it happening at this point in my life. In addition, flipping house can be an awful experience...I've done it in my day job several times and I can honestly say that I would not want to go through both sides of the flipping process (buyer and fixer), which is how I would tackle the project. So, that brings us to my next area of focus...DA DA DA wholesaling! 

As I mentioned before I've tried finding sources through google that give reliable information on the topic. However, it feels that the crowd is misguided and full of "Buy my funnel and you won't have to worry about working anymore". I am trying to better myself and find my one thing so that I can use it to make a difference in my life and my family's life. I do not care if I have to work for it. I do care if I am proud and happy of the work I do. At first, I thought wholesaling was an easy form of real estate, but I'm slowly finding out that it can often be the most grueling work. I could easily find myself trying to contract the house a recent widower, or parent abused by their child. That is a crazy thought...Although, the idea that I could be the one to help solve someone else's problem has been one of my main drivers in life. Moreover, at its core isn't that what wholesaling is??? Helping someone find a solution to their issue and sometimes that just happens to be their need for money or need to move. That is why I'm interested in this form of real estate and why I think it makes a lot of sense for me to explore it next.

Okay, this is what I'm hoping the wonderful people of BP can help me with...

    1. I cannot seem to find any information about the proper contracts needed in the state of TN to safely (and legally) do wholesaling.

    a.I've contacted real estate agents and I've searched online, but no one seems to know the specific answer.

        2. What are the appropriate fees for doing an assignment deal? 

        a. Should I just try to get everything I can in the beginning, or will that ultimately hurt my growth potential?

        3. How do I legally go about finding buyers for the homes without breaching the real estate laws in my state?

    I know I've rambled a lot, but with this being my first post I figured it could be important for people to know me a little better. Thanks to anyone who is able to help and I'll do my best to respond as soon as possible.
