Starting my first fixer - contingency

Starting to look for my first fixer in the SF Bay Area soon.

I have been shopping for hard money loan.

Do you add Financing Contingency and inspection Contingency in your purchase contract?

Do you apply for hard money loan only when you have accepted offer on hand?
