Newbie - Feedback Requested on Initial Investment Plan

Good afternoon (EST),

I am a new to the BP family and would love feedback on my plan to establish at minimum two rental properties.  It is a bit unconventional:

1) Co-purchase a home with another single parent in 2021 that is larger than our current living situations in order to establish a mutual support system (both have steady employment - I'm a DoD fed and she is a long time teacher in DC)

2) Once new residence is established, rent out my current townhome which continues to appreciate in value due to a new high school being built (first rental property)

3) Purchase a multi-family unit with a small collaborative I am working to establish to provide collective pooling of resources.  

Number 3 in particular is new territory for me and I have the following questions.

1) What resources are recommended to explore what structure (LLC type) is best for our collaborative to ensure all interests are protected? 2) Is there any feedback on my overall plan?

I am happy to accept any kudos or tough love the group has to provide!  Thanks in advance!
