Washington State Investment Knowledge

Hello,

My significant other and I would like to get a small multi family home as our first home in Washington state within the next year or two. 

The plan would be we'd live in one unit and then rent out the other/others. I understand the basics of making sure we have enough money saved up and doing the math to see if a property would be a good investment ;however, I have no idea of the need to know when we actually own a property to rent. The plan would be we'd want to do all the book keeping, property management, etc ourselves (until we acquire several rental properties) but I don't know what all that would intale. 

Are there any recommendations for books, videos, podcasts, etc for someone that wants to get started in rental properties like we do? 

I guess I'm looking for the legal stuff/paperwork stuff that needs to happen once you start renting out a unit or what needs to happen before you can rent out a unit. 

Any help is appreciated! I do plan on digging through the forum and start listening to the Bigger Pockets podcast! :)
