Indy real estate newbie

Hello all,

I have been lurking for a little while, but first time posting. I currently reside in the Indianapolis area and am very much interested in getting involved in real estate. I have been educating myself by reading Brandon Turner's book on rental property investing, J Scott's book on estimating rehab costs, through reading this forum, as well as other articles I can find on the internet. I have a clear plan in mind - I would like to invest in SFH in the 100-150K range using them as a buy/hold property renting them out with a focus on cash flow. Ideally hoping for properties that are closer to rent ready requiring little or only cosmetic rehab. Likely will need a property manager sooner rather than later as I am a full time physician and have much time constraints, but not opposed to managing myself to start. At this point I'm working to assemble a team of individuals, real estate agents, contractors, property managers, etc, to assist in my goal of getting to where I would like to be. I apologize if similar topic has been posted before as I'm still a bit clunky on figuring out the forum. Thank you all kindly for your responses.
