Hi All,

1. I've heard purchasing properties with an LLC can be a difficult process... How are you structuring your real estate portfolios? Are you going conventional up to the 10 allowable mortgages by keeping your DTI ratio's in check? Do you have groups of rentals under one LLC if there is a decent amount of equity built up? S-Corp so you can pay yourself? Etc... Not looking for any legal advice just curious how some of you are structuring.

2. If going the conventional several mortgages route, what are other safety measures to minimize risk besides a good insurance policy? 

I am sure a lot of this has to do with your goals, mine is forming a partnership to leverage capital and time (still working a W2). Our goals are to purchase cash flowing, rental properties in several states (buy and hold).
