Today, Brandon Turner put out an absolute epic post of close to 5,000 words on the BiggerPockets Blog that covered The Top 100 Ways To Make Money In Real Estate in celebration of our big upcoming 100,000 member milestone.

That's a pretty thorough list.

I would add ground rents / ground leases but that's just because I like the oddball stuff nobody else does. Brandon mentioned Water/ mineral/ oil/ and gas rights. Air rights fits into the same category and some pretty creative stuff can be done with that too.

Good thought to it!

Industrial property, sales, leases, sub-letting, etc.

Recreational and hospitality, besides motel and hotels, boat docks are a big business too in some areas and while they are personal property they are considered real property transactions...leasing and sales.

Corporate Buyer/Negoiator for oil and gas companies, railroads and government purchase agents for conservation or acquiring properties for government projects. Minning operations usually have a staff who are well paid.

Tax`Credit syndicators but the developer and investors together, much the same way a mortgage broker assists smaller deals.

Cell Tower construction, leases and sale transactions.

Go to work for the city, city planners, building inspectors.

Go to work for HUD, a PHA executive director is paid well.

Even working for a salary is making money in RE, a Realtor assistant is a good part time job for some.

Any architecs here?

Non-Profit housing takes in all the construction aspects, sales, leasing, management, development with a salary by promoters.

Lease financing, basically loaning money on a lease, or factoring receivables. Leases can also be sold without selling the real estate, that sandwich lease arrangement done after the lease is made, usually on commercial.

I know I'm missing some more angles..... :)

 Great blog post and Great list.

I just completed a transaction under number 2.

Bought a 10 acre farm, mountain view, 1 acre pond, natural spring, horse farm and CSA (produce farm).

No money down, Payments of $12,000 a year. The farm brings in $42,000 currently. Key improvements and I have $50,000 instant equity and great positive cash flow.

Oh and my tenants are horses :)

Lots of no money down farms available out there if you have any kind of farming background or are willing to do the research and learn.

You can do investing many ways.

I personally like apartments and NNN properties and it's what I specialize in.

One that I didn't see mentioned is investing in businesses and or flipping businesses.

You can find an owner wanting to retire and you put 25% to 50% down and then finance the rest.You can also find someone who wanted to own a restaurant for example and buys a business a runs it in the ground.

I see this often with people that have retirement savings and want to put the funds to work and do something.They think having a business all these people will come in or keep coming in based on what the previous owner is doing and it will be fund to run it.

After running it in the ground they are ready to dump it cheap.You let them pay for the expensive buildout and all new equipment and then pick it up for next to nothing.

You put systems into place and turn around and hold long term for cash flow or sell it off for a profit and do it again.

These are my main 3 categories I focus on for myself and my clients.

I also like raw or semi-developed commercial land that can be sold off for a big profit.
