Private Lending - Advice

Hello BP team!

I've been sharing my interest in getting started in real estate and I've recently been approached by a colleague of mine regarding a potential personal finance deal. He is interested in using $50k of his savings to diversify his investing.

I'm curious as to how best approach this situation. I was thinking about looking for a BRRRR deal and work out a % on the loan but am new to all of this so trying to learn and get advice.
