New Investor - SOW help!

Hey everyone, so I recently got super lucky finding a property - but it needs a lot of work.  I'm now going through and creating a comprehensive list of what I would like done to the property.  The scope of work examples on the internet have been too high level.  Does anyone have a scope of work that has been successful for them in the past that they can help?  PM it would be greatly appreciated.  I'm hoping to use something that doesn't tell the contractors I'm new so they try to take advantage of me.
