Just starting out and looking for first investment property

I'm a new investor looking for first BRRR deal and wanted to know your thoughts on best cities for properties under $100k . looking for cities with good population growth, cap rates, rent levels..Any thoughts would be appreciated! I'm located in Northeast but open to all markets.
