1. The umbrella limit is not reduced by the underlying limit it is in addition to it.  For example, If the umbrella policy requires that you have a liability coverage with a $300,000 limit on your Homeowners policy, the Umbrella would start paying after the Homeowners Liability is exhausted in a claim.  Potentially you have $1,300,000 in coverage if you have a $300,000 limit on your homeowners and a $1,000,000 limit on your umbrella policy.

2. You do not need the Umbrella policy to get defense coverage.  Your homeowners, Auto, and Dwelling/Fire policies all include defense for covered losses.  The umbrella continues that defense if the Umbrella has to respond for a covered loss that exceeds the underlying limits.

I've had an umbrella policy for several years. As @Todd Rasmussen mentioned above, there's personal and commercial. I just called my insurance provider yesterday to increase my policy. At the time that I first started investing, I was advised to have a $1M policy. However, now that I have 4 rentals, I was advised to increase it to $2M. Your provider may do it differently, but my provider only goes in $1M increments. So as I accumulate more assets, I'll have to revisit the coverage.

Liability umbrella policies are available in personal and commercial varieties. Instead of buying liability insurance in the millions of dollars on each individual rental dwelling policy, you purchase the underlying liability limit required by your umbrella policy on each individual rental dwelling policy and then your umbrella will make up the difference between the underlying limits of your rental dwelling policies and the policy limit on your umbrella. (Depending on how you are structured and if you get a personal or commercial umbrella, that excess liability protection can also apply to auto, home, and general business. They are some of the least expensive insurance policies dollar for dollar, so just see when you break even by buying an umbrella versus carrying the same coverage on all your underlying policies.

There's a lot of llc or insurance conversations on here and both have advantages. You should do both. Insurance always, and start an LLC when it makes sense for personal situation. I'd consult an attorney and a lawyer to help with that determination. Good luck!
