Veteran first time buyer

Hey,

So I've done some research and I would be able to use my VA loan for 0% down payment with no PMI due to my disability percentage. I talked to a VA rep today and I told her that I'm interested in buying a MF unit property and although I would use it as my "primary residence" for tax purposes I actually travel alot for my job and would be gone most of the time. My question is should I use my VA loan to purchase a SF home first and received no ROI until I've "lived" there the allotted time and then rent it out, or should I buy a MF unit property duplex or triplex that is empty already and just not rent out one of the rooms since that will be my primary space? In my searches it has been hard to find a duplex that is unoccupied, which is a good thing but not if I want to use it as my primary residence at first.
