Targeting an Out Of State area
I have an area that I'm looking at. I want to start targeting homeowners for off-market deals. What are some ways that OOS investors are getting in touch with homeowners?

Spending thousands in direct mail. An alternative is working with a team that's already spent that money for you. Unless you're running a business often that level of marketing isn't worth it. You don't have the local understanding to be able really to negotiate with the local guys that might call and unless you're doing it on a really really mass scale, regaining your marketing investment will be tough.
