Moving money out of a mutual fund to invest with

Hey BP family! Does anyone have experience moving funds from a mutual fund to an investment property? For a few years now I've put money away in one but I want to use it as a down payment. Is it possible to do so? What should i consider when going through the process? I appreciate any help!
