First property.. Need some advice!

I'll be purchasing my first property sometime in the next 3-6 months here in Houston, Tx. I have a couple questions I could use y'alls help with! I would like to get into multi family properties.. but I'm wondering if my first property should be a single family home? I would like to use the 3.5% down but even with that, multi families aren't cheap here and it would require more than what I have access to at the moment. Do I save up so I can use my FHA loan on a duplex/triplex or get started in my real estate with a SFH that I would be required to live in for a year? Most of the MF properties in the Houston area aren't very nice that are in the price range I'm trying to stay in. Any input would be great appreciated! Thanks.
