Hello friends, I'm fairly new to the real estate investment world however this is where I plan to plant my feet for good. I've come across a 1,150 sq ft single family home in North philly. Purchase price is 40k, REHAB 40k, ARV 140k. Would you experienced investors consider this a good deal? If so great if not why not? I would appreciate your help, Thanks.
